單位有滲漏點算好？
趙之斌指出，發現居所出現問題時，首先需要檢查清楚是否屬自己單位，如發現自己單位出現水管或排水管漏水、污水或雨水經由外牆滲入及樓板防水層或浴缸封邊殘損等問題，業主應安排專業人士迅速修理。
如懷疑問題由樓上單位造成，可向相關單位的負責人、管理公司或業主立案法團要求檢驗和維修。如果問題沒有改善，就向滲水辦求助。職員會先作現場視察和進行測試以確定源頭。如情況輕微，或找不到源頭，滲水辦便終止介入；但若證實是樓上單位的問題，滲水辦可發出「妨擾事故通知」，要求相關人士指定期間內預防或減低妨擾，否則或會被檢控及罰款。
若果業主已求助滲水辦但不果，或希望直接找私人公司或公證行找出滲水源頭，而對方一直採取逃避態度，業主或須聘請律師入稟法院，出律師信要求對方解決問題，更可向小額錢債審裁處提出民事索償。須留意找公證行進行測試及提供有法律效力的報告須收費上萬元，而且要有心理準備可能擾攘達半年甚至數年。
公證行會如何檢測滲漏問題？
一般工作人員都會帶備專業的儀器到達相關單位進行檢測工作，坊間比較常見有高清紅外線掃瞄、螢光色劑測試、電磁波探測等方法去檢測問題源頭，如發現問題屬實，工作人員會紀錄並按客人要求撰寫報告，以提供有力證據給客人。

遇上裝修爛尾點算好？

驗樓是否可交由驗樓師檢驗嗎？
坊間一般的驗樓師，其實是由地盤的「科文」或三行裝修師傳，或完成驗樓課程人士出任，如果客人是找人觀察、找出和記錄裝修問題和屋內瑕疵，這些驗樓人員是可以滿足要求的。但如要找到深入找到滲漏水源頭、或評估裝修「爛尾」問題的損失並尋求解決方法，而且需要證據、報告作出庭見證之用，這就需要公證行的幫忙。
何謂公證行？
公證行是有任何爭拗時，受委託檢查及核實物品狀況，從而進行公正評估的第三方公司。為保持公正，公證行須與委託人沒有任何經濟利益關係。然而，由於「公證行」名字沒有使用限制，所以不應只因公司名為「公證行」，就委託該公司評估，而是了解公司有沒有相關專業人士。

法庭比起「公證行」名義，更着重報告的專家證人有沒有相關資格，而非出列報告公司是否「公證行」。法庭一般會認可特定專業資格或相關工程範疇人士，在滲水問題上，註冊結構工程師、建築師、測量師、工程師、水喉匠等均是相關範疇的專業人士。若證人沒有相關資格，報告就會受法庭質疑。

法庭認可建築專業人士，一般為建築測量師、建築師及結構工程師，在行內有相當經驗及曾經出席法庭聆訊及給予口供作證。
